Real estate agents know the value of every dollar in every part of their business, especially in a serious economic downturn with overflowing competition. Advertising budgets, in particular, need to be carefully scrutinized, as they're typically a very high expense and need to be assessed and justified as a reasonable cost of business. Call capture systems are one way that some agents are adjusting their ad budgets, and the technology is certainly an interesting and innovative way to approach ads in Homes magazines, mailers, sign riders, online and more.

Agents can also use the call capture systems to gather information such as name and address from callers, which generates a consistent set of leads that can allow the agent to put less time, energy, and money into active advertising.

Real estate call capture systems are a direct and instant way to assess a real estate advertising budget, and can help many agents put their advertising dollars into ads that work while pulling ads that aren't very effective. Since call capture works automatically via an automated system, it can even act as a secondary form of advertising. It can function as a way to hook potential buyers after a postcard, flier, or billboard grabbed their attention in the first place. Of course, the intuition and ingenuity of the agent are equally important when assessing an ad budget, but many real estate agents are finding call capture systems to be a welcome change in how the industry approaches ad effectiveness.

There's no doubt about it, people use real estate agents to sell and buy property all the time. On the other hand, some people, choose not to use a real estate agent and in turn, buy and sell their own properties. This often leaves many wondering if real estate agents are truly worth their fees. The answer is, "it depends on your lifestyle and the time in your life that the real estate transaction is completed." That is, each person's circumstances will dictate the answer to this mind-boggling question. We will now discuss this in further detail. First, of all, let's discuss why some people employ an agent. Many people employ an agent simply because they don't have the time or the energy to sell the property themselves. Take me for instance, when I employed a real estate agent to sell my residential property, I was working a full time job, caring for children, my husband and my home. We were both very busy and simply didn't have the time or the energy to take care of the details to get our property sold. We had too much going on and we simply needed to get the property sold quickly so that we wouldn't loose out on our "dream home." In this instance, conducting the entire deal ourselves simply would not have been a wise decision. Instead, we hired a professional real estate agent and we paid her 4% of the selling price. Although this may seem like a lot, it actually wasn't. Our real estate agent closed the deal quickly and got us 10% more than we thought the property was worth. She really knew her stuff and we were smart to hire her. Second, let's discuss why some people might choose to conduct their own real estate transaction. There are many reasons but the most common is that they have the time and energy to handle the deal and they don't want to share the profits with the agent. Let me use myself again as an example. Once I became an empty nester and started looking for additional income, I decided to play the real estate investing game by selling a piece of property that I already owned. As an empty nester, I listed the property in the paper, showed it, and handled contract negotiations. As a result, we received a nice offer for the sale and when it closed, we received a hefty profit due to the fact that we didn't use an agent. In this case, an agent simply didn't make good financial sense. In conclusion, I've learned that real estate agents can be worth their fees however it depends on your personal situation. If you don't have the time to sell or buy property yourself, for whatever reason, it pays to use an agent. If you have time and energy, then using an agent makes no sense at all. You can start interviewing brokers while you're in real estate school, or right around the time you take the state real estate exam. You don't want to put it off too long because many states have a timeframe in which you must hang your license with a broker…why pay extra for moving your license from inactive to active, when you can immediately have it active?

So while you're taking classes, start doing your homework on reputable brokers in your area. (Reputation is important!!) If you are attending a real estate school in person, you will find bulletin boards with all sorts of ads from the brokers wanting new agents. But you can also look in the classified ads section of the newspaper and search online for brokers in your area. And an online school may also be able to provide a list of brokers for you to research.

You'll want to check out the brokers' websites as many have pages dedicated to interested agents. These pages will outline some of the highlights of the broker's agent programs. They should give you an idea of whether you want to take the time to interview with them. And if you do, just call up and say you are working towards your sales license and want to discuss their programs for new agents.

For almost all situations for new residential resales agents, you are looking at becoming an Independent Contractor. You will not be an employee. Taxes will be your responsibility. You will receive a 1099 for the previous year's earnings. Why is this important? It's a reminder that this is not a job. It's a business. And that's why interviewing brokers is so important. You want to make sure you pick the company that works for you!

Remember, you are interviewing them as much as they are interviewing you. Be professional, take an updated resume and be ready to discuss your background. But also be prepared to ask them questions! Ask them about their training programs and their office support. Get the details on each of their commission plans so you can calculate which one makes the most financial sense for you. When you enter the first year of your real estate business, it's easy to feel overwhelmed. It starts with the licensing courses. There is a lot to learn and you usually do it in an unusually short amount of time. And then you have to find a broker to hang your real estate license with. Then comes the prospecting for clients…you get the idea. There's a lot going on when you first enter the business. And it would be nice to have some professional guidance.

You can find professional guidance in a mentor, another real estate professional who can not only be a supportive sounding board, but also an authority on how to work your real estate business. A good mentor can be invaluable. Wouldn't it be nice to have a trusted advisor who can field questions that pop up as you work your real estate business and impart wisdom from a perspective only a fellow agent would have?

Some brokers have official programs in place for mentorship of their new agents. They pair the newbie up with a seasoned professional. And that professional has typically volunteered for that mentor role, so he/she brings an enthusiasm and desire to help you and your business. If your broker doesn't have an official mentor program in place, then just ask if any agents in the office may be willing to help you out and be the main point of contact when you have questions and need guidance.

You may also be able to find a mentor online if you frequent real estate forums and make connections with real estate colleagues. Just keep in mind that real estate law and procedure differs in many states, so if your mentor is in a different location, she may be able to help you in marketing matters, but not in specific real estate transaction issues.

You may even want more than one mentor. It's a good thing to have several different perspectives on the real estate business. You may want one mentor who is also a mother. She's worked the business while juggling family responsibilities, so she will be able to give you first-hand experience through a mommy real estate agent's eyes. But you may find that other real estate professionals have their own unique take on prospecting, working with clients and getting transactions to close. The more experience you can draw on, the better off you and your real estate business will be!

What does the general public think of those in the real estate profession? Ask 50 different people this question, and you'll probably get 50 different answers. In truth, it's hard to roll the perceptions of so many into such a simple assessment.

Here are some bits of insight that help paint a picture:

John Tuccillo, former chief economist for the National Association of Realtors(r), was quoted as saying: "With the expansion of the number of Realtors, the level of competence has fallen to its lowest point ever."

In 2006, a consumer poll by the global research company Harris Interactive ranked various occupations by how prestigious consumers thought they were. Real estate agents were at the bottom of the "prestige scale."

I could go on citing polls and quotes, but that's not the point of this article. So for the sake of this article, let us simply agree that many people have a negative perception of real estate agents -- and that individual agents would do well to improve their professional appearance in the eyes of consumers.

Boldly Blogging for a Better Image

I would like to offer a suggestion toward the above-stated goal. Blogging. That's right, publishing a blog. Based on my experience over the years, real estate agents can build trust and improve consumer perception by doing the following:

* Publishing quality information online
* Doing it on a regular basis
* Engaging in a dialogue with their readers
* Showing some personality
* Demonstrating their professional skills and talents

And what better tool to accomplish these things than a blog? Now, I'm not going to tell you that a real estate blog will perform some act of magic and transform the public's perception of you overnight. In fact, I'm not even saying you need to change public perception at all. I don't know anything about you. As an agent, you could be doing just fine in this department.

But I will tell you this. Any real estate professional can benefit from demonstrating knowledge, skills and competence, and a real estate blog can help you do exactly that.

Think about it from a consumer's perspective. If somebody visits your website only to find the standard resume or bio page, they really haven't gotten to know you at all. But if they find your blog -- and you've done a good job blogging in your natural voice, and on a regular basis -- then the reader will feel almost as if they know you. As a result, they'll also be more likely to contact you about your services.

Of course, there are many other advantages to publishing a real estate blog. You can use it to start a dialogue with your visitors (through the comment feature). You can use it to keep people informed about your local housing market. You can use it to boost your search engine traffic by publishing keyword-rich content on a regular basis. The benefits of blogging are nearly endless. So why not start one today?

Lake Travis is a man made lake getting its water from the Colorado River via Mansfield Dam. The construction of Mansfield Dam started in 1936. Lake Travis is over 63 miles long and its maximum width is 4.5 miles. The lake encompasses close to 19,000 acres. With this much room you can enjoy many different aspects of water sports, homes, restaurants, 11 county parks some with camping areas, water parks and hiking trails. Lake Travis is a short drive to downtown Austin with many communities and towns surrounding this beautiful lake.

Lakeway, TX is located on the eastern part of the lake with home prices ranging from the mid-$180,000 to well over $3,000,000. The Lakeway area has many amenities to offer its homeowners including a tennis club, marinas, golf clubs, swim center, many local retail centers, grocery stores and restaurants. Lakeway is home to the Lakeway Resort and Spa. The school district is Lake Travis ISD.

When the family is anticipating the move to a new home, it would be unfortunate if minor glitches in the process put that experience off too long or dampened the enthusiasm of family members. A real estate agent can be one of the best partners the family will have when buying real estate, but only if that agent answers all the questions honestly and provides more than enough information.

The vast majority of real estate agents are trustworthy professionals who know they will benefit from helping someone purchasing real estate. But they are human and may leave out important details during one of the several conversations that take place in the buying process. Certain items should never be left to chance when a family is making a large decision such as buying the home.

Keep in mind that although real estate agents can be good partners they are still sales people. They have an ultimate goal - sell the house. In many cases, this means the agent will emphasize the positive features of the house and the purchase program, while leaving out some of the less positive items. It then becomes necessary to ask questions and clear up any doubts. Some preparation by family members will help. Knowing what to look for in a home, even the basic items, can go a long way toward eliminating problems.

If the agent seems reluctant to explain some of the details, it would best to ask about those items specifically. Remember that the buyer can always look elsewhere if the agent does not provide enough information or seems to be avoiding some negative details about the house. A quality, reputable agent should be willing to prove that there are no ant/termite problems, for example. In addition, the agent must provide information about the condition of such items as plumbing and electrical service, or about heating and cooling equipment.

Be careful when accepting the inspection/opinion of a home inspector whose name was provided by the agent. While, in most cases, this will not be a major problem, the two may be working closely so that they both benefit financially. If there are doubts, make sure that someone you trust inspects the house.

As with most agent/buyer relationships, an honest exchange of information will benefit both parties. Sometimes, an agent may avoid showing a home that will provide less commission for the agent than comparable homes. So it may be wise not to make the family choice from the few homes suggested and shown by the agent. Keep in mind that the home will be a long-term residence. A few extra days of shopping and inspecting can certainly pay off in the long run.

Working with an agent in the house-buying process is a choice, not a necessity. There are plenty of fine, reputable agents around. With proper research and knowledge, a buyer can purchase a home on their own. A careful choice among real estate agents can make the process go even more smoothly.
