The economic state of the real estate industry in the United States is steadily improving. I'm Brett Miller and I'm a domain-aholic. Yes, the truth comes out! Since the late 90s, I can't help myself from buying these wonderful groups of words with "dot com" at the end.

Domains are like great dreams for the future. Yet, most of my domains sit un-utilized, waiting for their moment to shine. Are you sitting on a treasure trough of unused domains that you keep paying for year after year? Well, there's hope for you yet!

Introducing the 1-Page Wonder: the Domain Gateway Webpage

In the old days, you could simply "park" all of your unused domains to your main website, but that approach will now get you penalized by Google who will see all these domains as separate websites all displaying the exact same data. PENALTY!

Instead of this destructive approach, consider having a special webpage built that takes advantage of the specific keywords present in each domain name itself. Create as many different key phrases that apply to this domain name and link those to your main website.

This 1-page site should not be a duplicate of another page you already host online. It should be its own free standing unique, content-rich super page that is optimized to the hilt with links "pointing" to your main website. If you want to pre-qualify a buyer, you are obligated to perform this task on your own. You will have to arrange a meeting with the potential buyer where you will ask simple but personal information. You will need to know both the long-standing debt and the income of the buyer. The business of real estate these days is quite different that what it used to be. Of course there is still the buyer and the seller, but the way these two people look at real estate can be completely different.

No longer are the days of people buying a house because they simply want to move in and live there for the next ten years. Now, there is a big business fad called flipping, and many people are jumping on board.

Flipping is buying a house with a home equity loan from a previous home and fixing it up to sell at a higher price. Big money can be made in this business if you know what you are doing.

Now, the mortgage lenders and builders would rather sell their homes to people who want to buy the house to live in, not to flip. Sometimes, these builders will include a clause in the sales contract stating that they can't sell the house until a year has gone by. They can even buy the house back if they suspect that a flip is in the process.

You can see how risky this business can be. However, the property owner really can do whatever they want to with their house. If flipping is their business, it can be quite risky, but some people are up for this game.

The thing to remember though is that this is a real estate fad. When will this fad burst? No one knows, and neither does the flipper. Yes, they can make big amounts of money fast, but when things don't go as planned, the big money is not there, but big money has been spent.

So, if you have thought of going into the real estate business, it depends of what kind of risk you want to take. Do you want to play it safe on the seller's side? Or, are you the risky type and want to flip? You must be confident enough to take the risks and win.

The media is jam packed with advertisements for techniques for making money through real estate sales. They advertise programs that allow you to invest with no money down. You come across books about avoiding pitfalls, which properties to purchase, and investing properly. However, you will hardly ever hear anything about the actual strategy these programs use to make you successful.

Most people experience a great deal of frustration when trying to produce a real estate deal with one of these programs. The concept of having one formula that works for every deal causes this frustration. It is important to understand that each deal you make will have different factors which in turn will require a different program. Unfortunately, there isn't one perfect process that can handle every case. Trying to make one of these programs work may cause you to spend more money than you make. If you look in the right places you can find genuine investors out there with a bunch of different programs. You can find these courses by doing your research. Locate some local investors. Ask them who they recommend for a valuable investment program. Listen very thoroughly to their advertisements. The path they chose to make their money is more relevant than how much money they made. If you never hear them mention their program or only hear them indistinctly describe it, the program will probably fail.

There is good instruction out there from genuine investors. Do your research and avoid spending money on an imperfect product. Be sure to ask lots of questions before you choose a real estate sales program.

Thinking of buying a home because opportunities abound and rates are low? Here are a few tips to get you what you want.......

It's a buyer's market right now. Rates are low, houses are available. There will always be people buying and selling homes. Opportunities abound from which to benefit. But, how do you make sure you're sitting in the catbird seat when the right opportunity is available to you?

Get your ducks in a row. First things first, review your credit. Now. Word on the street is 79% of all credit reports have errors. Some may be significant enough to prevent you from qualifying for a mortgage. You can pull a free report from each of the three bureaus every twelve months by visiting annualcreditreport.com. If you do see something that looks out of whack, address it immediately. Take your credit report seriously. Treat it with respect because your credit score and history are the most important indicators to be considered when applying for a mortgage.

Start saving money for a down payment. Sure, there are 100% loans still available, especially for the first time homebuyer. However, you are going to save money in the long run if you have a little something to put down. Mortgage insurance, required on loans with less than 20% down, is tiered. You will not pay the same monthly mortgage insurance for a loan with 5% down that you would if you put 10% down. And don't forget, you still may have to foot prepaid items like taxes, insurance, interest, etc. or a portion of the closing costs.

Make sure you really know what you make and are able to verify it. Also, know your true bank and asset balances. The days of stated income responses from underwriting engines are few and far between. There are exceptions, but who knows if you are one of them at this point? Better safe than sorry.

And here is a great bit of info to keep your credit score high. Try to keep your credit cards to under 25% of the available balance. Not always easy to do. I completely understand. However, if you are unable to pay it down, you may want to see if the creditor will raise your credit limit to tweak your ratios.

Ok, so here is the no brainer tip. Pay your bills on time. Always avoid paying over 30 days late. Always pay your mortgage first, then sweat the other bills. That one ding on a mortgage payment can completely knock you out of the lending arena.

After addressing the above, consult a good mortgage lender and see where you stand. It's important to be pre-qualified for a loan before you find a house. It really strengthens your offer when the seller knows you are a serious contender who can obtain financing. You negotiate from a position of strength.

Don't forget to ask around or use a realtor you know and trust. Just like a lender, the more experienced - the better. Work only with people with whom you "click" that listen to you and work hard for you.

Melaque is quickly becoming a very popular ex patriot community for snow birds from the north. Many northerners retire and live in Melaque all year around, while others just stay in their vacation homes for the winter months.
